Sure Tell Signs You Need A New Roof

The first place to go when checking out your roof is not outside and up a ladder. You'll want to go to your attic and climb up and under the eaves for a better view of what's going on. Check for anything obvious and get as much light in there as possible. Any cracks, leaks, molding or other signs of weathering. If there's any light coming in from outside you're most likely looking at a roof replacement instead of repair.

If you own the home or are the property management, make sure you check the paper trail and see if there's any indication as to when the roof was repaired or replaced last. A standard asphalt shingle roof lasts on average 20-25 years, while a roof installed over the top of an existing one lasts anywhere from 15-20 years.

Checking Out The Roof

If there's no obvious signs of weathering on the inside of your house, and you can't find records indicating how long ago the roof was repaired or replaced. It's time to whip out the trusty ladder and check things out from above. If you don't feel comfortable doing this, we'll gladly come out and inspect your home for free. If it's not a problem and you're up on the roof, check all around the flashings, vents, chimneys and skylights. Anywhere your roof intersects with part of your house should be checked for mold, lichen, rips, tears or any signs of damage. If you have an older home and the flashings are made of cement or tar, now would be an excellent time to upgrade to metal for added durability.

Lichen, Moss, Mold & Rot

One thing you may be able to notice from the ground, or while up on the roof, is any lichen, mold or rot that appears on your roof. If your roof is generally dark in color, but starts to appear darker or even take on a green tinge, then you may need to get your roof replaced -- depending on how quickly it's caught, repair may be possible.
